Sardinia’s one-euro houses are best understood as regeneration projects. The symbolic price helps draw attention to older properties and villages seeking renewed activity; it does not represent the cost of acquiring, repairing and living in a finished home. Ollolai has a documented programme, while we could not verify an equivalent official one-euro housing scheme for Seulo.
If you are considering a purchase, the important question is not whether the headline is real in principle. It is whether a particular property is currently available, on what terms and with what work required.
Why offer a house for one euro?
Ollolai’s official historical “Ollolai.Capitale” expression-of-interest notice sought privately owned buildings, particularly in the historic centre, for a wider urban regeneration programme. It invited owners to put properties forward for the initiative.
That explains the purpose behind the symbolic price: bring buildings into a process intended to restore use and interest in the village. It is a different proposition from discounting a ready-to-move-into coastal holiday home.
Owners and buyers are also different participants. The notice asked owners for property details and photographs; it was not an open shop where a buyer could pay one euro and immediately obtain a house. Its stated application period ran from 29 December 2020 to 20 January 2021, so it must not be reused as a current application deadline.
What can be verified about Ollolai and Seulo?
In May 2026, La Nuova Sardegna reported a buyer’s move to Ollolai and quoted the mayor saying sales continued. That is evidence of the programme’s continuing story, but it does not establish that a particular house is available now.
Ask the municipality for the current process, the responsible office and any actual properties offered. Request dated documents rather than relying on an old form found through a search engine.
Seulo should be checked separately. A village’s association with depopulation, longevity or inland Sardinian life does not prove it sells houses for one euro. We found no official equivalent scheme to confirm here. If an advertisement makes that claim, ask for the issuing authority and the current notice before treating it as a municipal offer.
The expenses behind the symbolic price
Build a budget around the property, not the headline. Ask an independent technician to inspect its condition and identify the work required. Obtain written estimates and investigate the relevant permissions before assuming the project is affordable.
Your worksheet should separate the purchase and transfer process, professional fees, applicable taxes, renovation, utility connections and furnishing. Ask a notary to review ownership and transaction documents, and have your technician compare the existing building with the relevant records. Do not assume an inexpensive asking price resolves those questions.
Renovation obligations, guarantees and deadlines must come from the current scheme and contract. There is no basis here for applying one universal deposit or completion deadline to every Sardinian one-euro house. Nor can a general renovation figure reliably price an uninspected building.
Before committing, spend time in the village and test daily requirements: groceries, transport, healthcare appointments and connectivity. A property project and a suitable place to live are related decisions, but they are not the same decision.
Do not confuse purchase, work stays and grants
Work From Ollolai describes a programme bringing experienced professionals to the village for stays involving knowledge sharing. Its symbolic accommodation arrangement is separate from buying ownership of a house. Read the conditions of the programme you actually intend to join.
Ollolai also published a 2026 primary-home purchase and renovation grant notice, updated on 30 September. The page lists an application deadline of noon on 21 October 2026 and support up to 50% of eligible spending, capped at €15,000. Eligibility, residence commitments and other conditions apply.
That grant is not a universal payment to foreign buyers, nor proof that it can automatically be combined with a one-euro purchase. Check the corrected notice and ask the municipality about your situation.
The sensible next step is a current property file, independent advice and a complete budget. The one-euro price may open the conversation; the building’s condition and the written terms determine the project.
